Need help from experts

Dear all, attached are some reference pictures from my plant collection showing the leaf condition I do not understand. Everybody tells me different story. Please help how to mitigate these dry leave condition.

Take the plants out.. wash the roots and replant in fresh soil... keep well watered and in shade for 10 days..

Sir, both plants in question... these are beautiful plants when growing properly.. the rotting roots is causing the foliage browning..

The first one will die after the treatment and the second one will survive any way.
